A new boutique beachfront development is set to redefine low-density coastal living in Southern Sri Lanka, with the launch of DUTCH EMPIRE Lands and Villas in Devundara by Pitch Capital (Pvt) Ltd.
Marketed as a limited coastal legacy project, DUTCH EMPIRE will comprise 16 exclusive beachfront villas, alongside demarcated land plots aimed at long-term investors. Positioned at Devundara, the Southernmost tip of Sri Lanka, the project enjoys proximity to the historic and overlooks the Indian Ocean along a coastline long associated with ancient maritime trade routes, including the historic Silk Road. Developers describe the location as geographically irreplaceable and permanently limited, citing both its historical significance and beachfront rarity.
The DUTCH EMPIRE Villa Projects was launch under the patronage of Minister of Entrepreneurship Development Sunil Handunnetti on February 14, at the site along with the participation of Managing Director of Pitch Capital Sugath Vithanage and with many other invitees.
According to the developers, the master plan adopts a deliberately low-rise and low-density approach, prioritising privacy, environmental responsiveness and uninterrupted ocean views. “This is not high-density development. It is a measured decision, made once,” project material states, underscoring the exclusivity of the 16-villa concept.
Architecturally, the project draws conceptual inspiration from the Dutch Ceylon period, reinterpreted through a contemporary lens. Rather than replicating colonial forms, the design incorporates clean geometric lines, restrained façades, shaded verandahs and deep overhangs to enhance tropical comfort. Natural cross-ventilation and passive cooling strategies form a central part of the environmental design approach, while interiors and exteriors are conceived as seamless extensions of the surrounding landscape.
Pitch Capital Properties says its broader portfolio focuses on prime tourism lands, luxury villas and nature-friendly cabanas across Sri Lanka’s most sought-after locations. The company also highlights flexible payment options, including zero-interest plans, aimed at widening access to property investment.
With beachfront land in the Deep South increasingly scarce, DUTCH EMPIRE positions itself as a boutique residential enclave blending heritage references with high-end coastal living, targeting both lifestyle buyers and long-term investors seeking enduring value along Sri Lanka’s southern coastline.
